Everything I wish someone had told me before I moved here.
I moved to Murphy in 2016 from Florida — before that, DC. I didn't know a soul here. I had done my research online, driven through a couple of times, and decided this was where I wanted to be.
Here's what I know now that I didn't know then.
The Real Murphy
It's more affordable than you think.
Murphy consistently ranks as one of the most affordable mountain towns in the Southeast. You can still get land, a cabin, or a home here at prices that would make your friends back in Florida cry.
It's further from things than the map suggests.
The nearest Costco is about an hour away. Murphy has what you need day-to-day, but if you're used to urban convenience, there's an adjustment. Most people who move here decide it's completely worth it. I'm one of them.
The people are genuinely good.
Murphy is a tight community. People wave. Neighbors show up. There's a pace of life here that you can't manufacture — and once you experience it, you don't want to go back.
The outdoor life is real.
Hiking, kayaking, fishing, whitewater rafting, waterfalls, seven lakes within 45 minutes — if you came here for nature, you will not be disappointed.
The weather is four actual seasons.
Mild summers. Real fall foliage. Cold winters with occasional snow. If you're coming from Florida, the first full winter takes some adjustment. After that, you'll love it.
The market moves — especially the good stuff.
Cabins with acreage, riverfront properties, properties under $300k — they don't sit forever. If you're serious about a timeline, let's start talking before you think you're "ready."
Questions I Get All the Time
Is Murphy safe?
Yes. Cherokee County is a small, rural community. Crime rates are low. People leave their doors unlocked. It's not something most buyers worry about once they're here.
What's the cell service like?
In town — fine. Out on mountain properties, it varies. Verizon has the best coverage. Starlink has been a game-changer for rural property owners. I always test this at any property before my clients make an offer.
Are there jobs in Murphy?
The local economy is small. Most people who move here are retired, work remotely, or own their own business. If you need a traditional local job market, that's a real conversation to have before you move.
What about flooding?
After Hurricane Helene in 2024, flood zones are something buyers pay close attention to. I will always walk you through flood map data on any property near water. No exceptions.
Can I rent my cabin short-term?
Depends on the property and county regulations. This is something I can help you research for any specific property — especially if STR income is part of your plan.
What are property taxes like?
Cherokee County's tax rate is $0.61 per $100 of assessed value. Inside Murphy town limits, add $0.42 per $100. Median annual tax bill is around $942. Compare that to what you're paying now.
